The Utah Disability Grantis a homeownership program for Utah residents with disabilities or who have a family member with a disability. The disability must meet guidelines established by the Fair Housing Amendment Act. This is a pretty broad term since Federal laws define a person with a disability as: "Any person who has a physical or mental impairment that substantially limits one or more major life activities; has a record of such impairment; or is regarded as having such an impairment. Details of the Utah Disability Down Payment Assistance Program: Provides up to 30% of the purchase price Second Mortgage financed at a 1% interest rate 30 year term No Prepayment penalty
Qualifications are: 1 - You or a family member who resides in the home must have a qualified disability. 2 - 3% down is required of which $500 must be of your own money. The rest can come from a gift or possibly another grant (if the other grant will allow it). 3 - Parents can act as non-occupant co-signers for a child with a disability. 4 - This is a 30 year second mortgage at a 1% interest rate with no penalty for early payoff. 5 - You must complete a homeowners conseling session (I'll provided that info during the application process) 5 - The household income must be under the income level for the county in which you are buying the home.
