Home Buyer Grants and No-Down Payment Programs For Salt Lake County

Salt Lake County Grant

Salt Lake County provides a grant for up to $20,000

 

Details for the Salt Lake County Grant: (Please be aware that the grant process can to 3 to 4 weeks) 

  • Purchase a home located in Salt Lake County (Property must be within the boundaries of: Alta, Bluffdale, Cottonwood Heights, Draper, Herriman, Holladay, Midvale, Millcreek, Murray, Riverton, South Salt Lake, and the 5 Metro Townships of Copperton, Emigration Canyon Kearns Magna White City, and the balance of Unincorporated County.
    *There are VERY LIMITED funds available for Sandy, South Jordan, West Jordan, & West Valley City this year.  (See those specific cities for additional programs)

  • Must be an owner occupied home

  • Home must be a single family home, town home or condo

  • Contribute 50% of the required down payment from your own funds.

  • Complete a housing counseling program.  Contact me for information on where to take those classes.

  • Never needs repaid as long as you live the home for 5 to 10 years depending on the grant amount provided

Salt Lake City Grant

The amount of the government grant for home buyers in Salt Lake City is up to $39,000.


Details for the Salt Lake Grant:

  • Purchase a home located in Salt Lake City. 

  • Contribute a minimum of $1,000 towards the purchase from your own funds.

  • Complete a housing counseling program (contact me for information on where to take those classes).

  • The Salt Lake County home buyer grant must be repaid once sell the home or no longer live in the home.

  • Never needs repaid as long as you live the home for 5 to 10 years depending on the grant amount provided.

Kearns City Grant

The amount of the government grant for home buyers in Kearns is $5,000.


Details for the Kearns Grant:

  • Purchase a home located in the city of Kearns.

  • Buyer must contribute 1% of the contract sales price with a minimum of $1,000 in personal funds toward purchase (gift funds may count toward this).

  • Complete a housing counseling program (contact me for information on where to take those classes).

  • Cannot have owned a home in the last 3 years. 

Magna City Grant

The amount of the government grant for home buyers in Magna is $5,000.


Details for the Magna Grant:

  • Purchase a home located in the city of Magna .

  • Buyer must contribute 1% of the contract sales price with a minimum of $1,000 in personal funds toward purchase (gift funds may count toward this).

  • Complete a housing counseling program (contact me for information on where to take those classes).

  • Cannot have owned a home in the last 3 years. 

  • The Magna home buyer grant must be repaid once sell the home or no longer live in the home, however the interest rate is 0% and no monthly payments are required.

Murray City Grant

The amount of the government grant for home buyers in Murray is up to $20,000.


Details for the Murray Grant:

  • Purchase a home located in the city of Murray.

  • Complete a housing counseling program (contact me for information on where to take those classes).

  • Cannot have owned a home in the last 3 years. 

  • The Murray home buyer grant is forgivable after 5 years.

Sandy City Grant

The amount of the government grant for home buyers in Sandy is $7,500.


Details for the Sandy Grant:

  • Purchase a home located in the city of Sandy.

  • Contribute 1% of the purchase price towards the purchase from your own funds.

  • Complete a housing counseling program (contact me for information on where to take those classes).

  • Cannot have owned a home in the last 3 years. 

  • The Sandy home buyer grant must be repaid once sell the home or no longer live in the home, however the interest rate is 0% and no monthly payments are required.

Taylorsville City Grant

The amount of the government grant for home buyers in Taylorsville is up to $20,000.


Details for the Taylorsville Grant:

  • Purchase a home located in the city of Taylorsville.

  • Contribute a minimum of $1,000 towards the purchase from your own funds.

  • Complete a housing counseling program (contact me for information on where to take those classes).

  • Cannot have owned a home in the last 3 years. 

  • Never needs repaid as long as you live the home for 5 to 10 years depending on the grant amount provided.

     

South Jordan City Grant

The amount of the government grant for home buyers in South Jordan is $7,500.


Details for the South Jordan Grant:

  • Purchase a home located in the city of South Jordan.

  • Buyer must contribute 1% of the contract sales price with a minimum of $1,000 in personal funds toward purchase (gift funds may count toward this).

  • Complete a housing counseling program (contact me for information on where to take those classes).

  • Cannot have owned a home in the last 3 years. 

  • The South Jordan grant does not need repaid as long as the homeowner lives in the home for 10 years.  If they sell or move out prior, then it will be repaid on a prorated basis. 

West Jordan City Grant

The amount of the government grant for home buyers in West Jordan is up to $10,000.

You must pay for the 1/2 the required down payment.  The grant will cover the other half plus closing costs


Details for the West Jordan Grant:

  • Purchase a home located in the city of West Jordan.

  • Buyer must contribute minimum of $2,500 in personal funds toward purchase .

  • Complete a housing counseling program (contact me for information on where to take those classes).

  • Cannot have owned a home in the last 3 years. 

  • The West Jordan grant becomes a true grant after 5 years. This means that you must live in the home for 5 years or you will have to repay a pro-rated portion of the grant at 20% of the grant per year.  For example: if you live in the home for 2 years, you will have 40% of the grant forgiven.

West Valley City Grant

The amount of the government grant for home buyers in West Valley is up to $15,000.


Details for the West Valley Grant:

  • Purchase a home located in the city of West Valley .

  • Buyer must contribute a minimum of $4,000 from personal funds toward purchase ($2,000 can be gifted funds).

  • Complete a housing counseling program (contact me for information on where to take those classes).

  • Cannot have owned a home in the last 3 years. 

  • Never needs repaid as long as you live the home for 5 years.

Home Empowered Salt Lake County Grant

Provides up to 3.5% of the purchase price of the home.  This is a true grant that never needs repaid. 

Details of the Home Empowered Grant:

  • May be used for home purchase anywhere in Salt Lake County.

  • Must be an owner occupied home (no second homes or investment properties)

  • Home must be a single family home, town home, condo or a duplex

  • Manufactured homes on your own land are ok (No mobile homes in a park)

To qualify for the Home Empowered Grant, you must fit into at least ONE of the following (not all of them, just one):

 1 - First Time Home Buyer (cannot have owned a home in the past 3 year)

 

 2 - Single Parent

 

 3 - Currently working, retired, or a volunteer for ONE of the following:

  • First responder (police officer, firefighter, public safety officer, paramedic, emergency medical technician (EMT) or similar.

  • Educator (Teacher, Sunday school teacher, tutor, day care provider)

  • Medical personnel (nurse, doctor, X-Ray technician, hospital administrator, or similar)

  • Civil servant in a Federal, state or local municipality

 

 4 - Be at 140% of the AMI income index (I'll help you with this)

Borrow Smart Grant for Salt Lake County

Borrower smart grants of up to $2,500 

  • Can not have owned a home in the last 3 years.

  • 1-unit principal residence only

  • Can be 1 - 4 units, condo, PUD or manufactured home (not a mobile home)

  • Home-ownership education program required for first-time home-buyers (contact us for details)

  • Can be stacked with other grant programs 

Veterans Grant

The Utah legislature appropriated funds to assist Veterans purchase a home in Utah. The Grant is for members of the military or veterans who separated in the last five years and is a first-time Utah homebuyer. Eligible veterans’ could receive up to $2500.

Funds are available until May 30, 2022, or until funds are depleted.

  • Cannot have owned a home in the last 3 years. 

  • Can be a single family home, condo, townhome, twin, manufactured or multiple family up to 4 units as long as one of the units is owner occupied.
  • No repayment is required

Chickasaw Grant Money For Salt Lake County

This program offers a one-time grant of up to $3,000 to help with the down payment and/or closing costs to purchase or rate/term refinance a primary residence.

Required documentation must be sent to the Housing Counseling and Loan Services Department prior to closing being scheduled.

ELIGIBILITY

  • Must be a citizen of the Chickasaw Nation

  • Must be on the loan application

  • Must be approved for home loan

  • Primary residences only

  • Cannot own an investment property

  • If refinancing, loan cannot be a cash-out

Down Payment Assistance programs

Venture DPA with NO Mortgage Insurance

Provides a combination of a conventional mortgage with a small second lien to finance the down payment.

  • The first mortgage finances 97% of the purchase price.

  • The 2nd lien is paid over 30 years at the same interest rate as the first mortgage.

  • No mortgage insurance is required.

  • You do NOT need to be a first time buyer.

  • Income limits apply (contact us for more info).

Settlers Fund Grant Money For Salt Lake County
Settlers Fund for home buyers in Weber County is 3.5% of the purchase price of the home.  As long as you do not sell or refinance the mortgage in the first 3 years the entire grant never need repaid.

 

Details for the Settlers Fund:

  • May be used for home purchase anywhere in Weber County.

  • Must be an owner occupied home

  • Home must be a single family home, town home or condo

  • Cannot be a Manufactured home

Utah Housing First Time Buyer Program

Buying your first home in Utah? The First Time Buyer is a great financing option. If you have owned a home in the last 3 years you can again qualify as a first time buyer.

Details for the First Time Buyer program:

  • No money down. Technically this program requires a 3.5% down payment. However, that 3.5% down as well as up to 2.5% of closing costs can be financed using a second loan. This means you can get into a home with no money down.

  • Most homes will qualify. You can buy a home up to $631,850. They can be a single family, twin, manufactured PUD or condo. Some restrictions apply for the manufactured, PUD and condo's, so just call us before making the offer.


What are the restrictions? There are several restrictions using the First Time Home Buyer program.

  • Income limits. If your income is too high, then you cannot use this program. Income limits are $110,750 for 1 or 2 people in the home or $127,350 for more than 3 or more people in the home.

  • Must have a 660 or better credit score.

  • Cannot have owned a home the past 3 years.

Exception for Single parents or displaced homemaker: 

   If you are a single parent or displaced homemaker, no previous home ownership restriction applies.

Utah Housing FHA Zero Down

Utah Housing FHA Zero down is for those that have owned a home in the last 3 years or make to much money to qualify for the first time buyer program.

Details for the FHA Zero Down:

No money down. Technically this program requires a 3.5% down payment. However, that 3.5% down as well as up to 2.5% of closing costs can be financed using a second loan. This means you can get into a home with no money down.

What are the restrictions?

  • Income limits. If your income is too high, then you cannot use this program. Income limits are $141,400

  • Must have a 620 or better credit score.

  • You do NOT need to be a first time home buyer!

  • Purchase price is only limited by FHA's loan limit of $619,850 for a single family home and $793,500 for a duplex.

  • Homes can be a single family, twin, manufactured PUD, condo or a duplex. Some restrictions apply for the manufactured, PUD and condo's so just call me before making the offer.

Conventional Zero Down

No money down. Technically this program requires a 3% down payment. However, that 3% down as well as up to 3% of closing costs
can be financed using a second loan. This means you can get into a home with no money down.

What are the restrictions?

  • Income limits. If your income is too high, then you cannot use this program. Income limit is $141,400

  • Must have a 700 or better credit score.

  • You do NOT need to be a first time home buyer!

  • Purchase price limit  is $726,200.

  • Homes can be a single family, twin, PUD or condo. Manufactured housing is not allowed on this program.

VA 

This no money down program is specifically for those that are serving or have served in the military.

Details of the VA program:

  • To qualify you must have served in the Army, Navy, Air Force, Marines, Coast Guard, National Guard or Public Health Service Actively

  • Served 90 Days Minimum or 181 Days During Peacetime Honorable Discharge General Discharge (under honorable conditions) 

  • Plan to use home for your Primary Residence

  • A spouse, widow or widower of one of the above may also qualify.

  • You do NOT need to be a first time home buyer!
